Wood floor sanding is not just about making a floor look cleaner — the sanding process itself has a huge impact on the final finish.

Replacing a wood floor is often far more expensive and disruptive than people expect, which is why many customers are surprised at what can actually be restored through proper sanding and refinishing.

Original timber floors are often hidden beneath old carpet, covered in worn finishes or written off because they look too damaged. In reality, once the old coating and surface wear are removed, many floors come back with far more character than modern replacement flooring.

Every floor sands differently, which is why there isn’t really a “one way fits all” approach when restoring wood floors.

Some floors just need the old finish removing and refinishing, while others need a lot more preparation first. Older pine floors especially are often full of raised nails, compacted dirt in the gaps and uneven areas that need sorting properly before the main sanding even starts.

A lot of the poor sanding jobs I see are usually caused by rushing the process or using the wrong equipment. Things like drum marks, chatter marks, visible sanding lines and badly finished edges are all common problems with DIY sanding or inexperienced sanding companies.

I use a combination of belt sanders, edging machines and planetary sanding systems throughout the process to help get the floor flatter, smoother and more consistent overall — especially around edges and detailed areas where cheaper sanding jobs often fall short.
